North Plains Voters Assaulted By Outsiders And Landowners With False Mailers And More

Will the drama in North Plains, Oregon election, ever end?

Mayor Teri Lenahan and City Councilor Russ Sheldon seem to be in overdrive, doing everything they can to repel the North Plains 4, a truly grassroots panel of candidates.  Sheldon wants to be Mayor, and Lenahan intends to retain power by moving to a City Councilor seat.   Supporting them with tens of thousands of dollars is the Portland Metropolitan Association of Realtors, making sure that the  Lenahan/Sheldon-backed massive growth initiatives move ahead. That same group, along with a massive land owner we reported on last week, are funding the candidacy of both.  So these two and their ilk have had the reigns of their City and turned against their citizens at nearly every turn. Bottom line?  Landowners, Realtors, and OUTSIDERS are trying to buy their way into the North Plains Urban Growth Boundary.  The outcome could be hundreds of millions of dollars in land profits and a North Plains that the people will no longer recognize.   

 One thing this cabal was not counting on- smart citizens who got organized.  North Plains people are wise, and they like their rural town.  Yes, some local farmers got involved in questioning the massive growth plans that Lenahan/Sheldon and crew are slamming through. However, 72.8% of the voters in the City rejected the plans that this power elite wanted.  In my main career I have been involved in land use, real estate, UGB Expansions, and appeals at a level almost no one else has.  For 43 years, I have been in this game, and much of it was aimed at precisely what these people wanted to do.  It is BIG MONEY, and everyone is involved.  But the facts are that when you run a campaign for growth totally based on “more is better” and profit to be made, you are going to lose. 

Let’s not get things twisted. Lenahan/Sheldon and others’ campaign messaging that the North Plains 4 are trying to destroy North Plain’s livability is laughable.   It is preposterous to suggest that they want to ruin the City with high-density growth. This past week,, a Mystery Letter was sent to all Voters and was filled with lies and mistruths trying to scare swing voters in North Plains.  We covered that-

Now after seeing this, I have to call BS.  Being a local boy of 60 years and having owned property in North Plains and nearby, I can tell you this is not credible.  These people pushing against these 4 local candidates have been tied directly to the Realtors, massive land owners OUTSIDE the City, and are being influenced by them.

But let’s LOOK AT THIS MAILER –

1.  It is NOT official in anyway-
2. It was sent to all of the Voters from an Aloha, Oregon Mailing Address- 19125 SW Willow Creek Place – Aloha, Or
3. It spreads LIES by saying the North Plains 4 are running on a single-issue platform to force high-density housing into North Plains.
4. It was sent to the Voters of North Plains by Jackson Farm Land, LLC – 

Ok, so we know it is not an official document, but it is made to look like one—deception at its best.

Who lives at 19125 SW Willow Creek Place, Aloha, Oregon?

Well, a quick stop at the Oregon Corporate lookup Public Records site will tell us who owns the sending LLC: Jackson Farm Land, LLC –

As a broker for 43 years, I can tell you that the Manager of the LLC that sent the mailer is a well-known, super-powerful Real Estate broker and land investor.  Don Maltase is the former Vice President of CBRE Commercial Real Estate in Portland, the former owner of C&R Real Estate Services Company, and the current owner of Don Maltase Real Estate, LLC– all of that provided by Linked-In – https://www.linkedin.com/in/don-maltase-3222622b/  Don is known and well-liked.  I have always found him to be cordial.

And I guess the next and most important question is this- Why?  Why is his company with an oiutsiders address spending the money on sending a full-color mailer called the “North Plains City Voters Guide to Voters”, from an Aloha, Oregon mailing address?  Talk about outside influence.

Well – I’m your Huckleberry.  Aren’t public records fun?  Here is a screenshot of an appx. 120-acre parcel on the edge of the North Plains Urban Growth Boundary, owned in part by Jackson Farm Land, LLC. At least that is what these records show.

Boy, that is one hell of a dog to have in a fight!  So the LLC that mailed the “Election Guide” has 120 acres outside the UGB of North Plains, and they need to get Sheldon, Lenahan, and their group into office so that they can get this land in.  You don’t suppose there is any tie between them or discussion being had, do you?  Oh silly me, of course not.

If these 120 acres are included in the Urban Growth Boundary, their land value will increase to up to $600k per acre. Conservatively as a commercial broker in the area I can say this land will go up in value in the tens of Millions of dollars- perhaps $100 Million or more depending on timing and conditions. That is my armchair opinion based on recent land sales.

So that wraps this up pretty neatly

• If you wondered who sent it, you now know it was sent from an OUTSIDE landowner seeking to stop you from voting for the NORTH PLAIN 4– THIS Mailer IS NOT LOCAL – It is funded by outsiders.
• You can not really believe what is in it because there are misleading statements and the motivations seem to be profit driven.
• There is NO EVIDENCE that the North Plains 4 is trying to focus on one issue- high density growth.  Come on people.

So, you final voters, I will say this.  A few of you might turn this election.  North Plains will be in the hands of local caring people without outsiders controlling them, or it will be in the hands of local people with influencers calling the shots- Lenahan/Sheldon/Kindel/Fry – you shold all vote them out!  

Those people in Black and White on that Brochure?  The North Plains 4?  Vote them in and retake control of your City before it is too late.  Being from Hillsboro, I can tell you I only wish we could go back and face our enemies again – they were locals who told us everything was going to be great.  It is not, they lied, and now it is too late.  Save yourselves while you still can.

Who is Ferelden, LLC?  The partner of Jackson Farm Land, LLC?’ I am glad you asked-

Who is Bob Bobosky?  Well if this is the same man, he is a legendary Oregon land investor and developer.  This Bob Bobosky lives in Kissimmee, Florida or at least gets his mail there. We think it is the same guy- managing this LLC.

And if you read our story form this past week  (https://hillsboroherald.com/north-plains-residents-sent-mystery-letter-with-many-mistruths-and-questionable-authenticity/), we tied Lenahan’s campaign contributions and Sheldons campaign finance activities and contributions to a new Political Action Committee- North Plains 1st Pac .  That Pac is managed by Sheldon himself.  He and his PAC received Thousands from The PMAR Realtors Group (OUTSIDERS) and from an LLC Named Lone Oak Land and Investment, LLC – That LLC is managed by Susan Cropp– 34059 NW MOUNTAINDALE RD, and it owns a big chunk of the old Lakeview Farm, which is also awaiting UGB growth, the growth that Lenahan and Sheldon have worked on and lobbied for.

Most peope around Western Washington County involved in land, farming, and these UGB issues known the Cropp famly. Susan, Marty, and Mike (RIP) are really solid people.  Likable- and ver industrious and hard working IMHO.  However, these LLCs are leveraging their money, and these local polticians, to get their land into the Urban Growth Boundary- well wouldn’t we all do the same?  But when the poltiicians they support turned against the voters of North Plains, have attacked them in court and in statements made, things become messy.  At that point a clear line can be drawn between Sheldon, Lenahan, and Sheldon’s new PAC he is managing, and the land owners desires.  

Does the character Boss Hog come to mind right about now?

One last thing.  Bobosky is tied to this Ferelden, LLC – that co-owns the North Plains land reported above.  But he is also tied to Cropp and her Lone Oak Land and Investment Company in North Plains neighbor, Banks, Oregon.  That wonderful little town is dealing with the loss of the Historic Wilkes house which was recently demolished, and the development of a large parcel of Farm land that is being annexed and developed in Banks.

Who owns that land?

It appears that Bobosky, Cropp, the LLCs they manage, and others, are working in not only North Plains but in Banks, Oregon to annex large land holdings.  I have not had time to investigate the Banks elections to see who is funding them.  One has to wonder about that.

• Russ Sheldon for Mayor of North Plains- Funded by North Plains 1st PAC – which he manages

Outside Money is for sure involved in this Election and It is Flowing to Russ Sheldon and Teri Lenahan’s Campaign
