This year should end with the former US Bank property being transferred to Henry Point Development. The local development firm, owned by Travis Henry, has been working on feasibility studies and costs estimates for quite some time now. Information has slowly leaked out around town that something special would be coming to the corner of 2nd and Main. Well, last week the company quietly posted the first two sketches of what they have planned for the 1956 building and the associated drive-through space.
In an article I wrote in March of this year (US Bank Property Under Contract & Planning For What Is Next) I covered what was possible and how new life in this property could change downtown forever. Our research indicated that this property and the Merril Gardens site at 4th and Main would both likely move ahead in late 2021 or early 2022. So far so good. Merril Gardens broker ground 2 weeks ago and it is now public information that Henry and his team have attracted 4 really top-tier tenants.

The adaptive reuse of the 17,000 SF vacant US Bank branch, in Downtown Hillsboro, OR. Worked closely with City of Hillsboro to secure catalytic grant funding to redevelop the building and surrounding site to accommodate four popular restaurant groups including Ex Novo Brewing, Grand Central Baking, The Sudra, and Sizzle Pie. The project scope includes a complete renovation of the building’s core & shell, including a 3,000 SF, elevator-served roof deck, enclosing the existing drive-through island into a tenant space, and repurposing the existing drive-through aisles into a European-style plaza space on the south side of the building.
The project is currently in Design Development with anticipated construction commencement in January 2022.

These are 4 strong tenants, and all seem to fit very nicely with our existing base of local businesses. It has been many decades since Main Street has seen this sort of excitement and investment. This is very rewarding for anyone who has spent their lives and money building the brand of downtown Hillsboro. Other building investments are happening that will be a big part of this resurgence, including Clark’s/Copperstone space at 264 East Main and the former Harvey Medical building at 140 NE 2nd Street, which is now in the hands of new owners who intend to restore it to its former glory!
Congrats to Henry Point Development; we look forward to seeing the plans submitted once the city design process starts in earnest after the new year. These are historic times indeed!
Very exciting to see some major new projects coming to Downtown Hillsboro – now we need a decent public parking place….hmm, the city owns property at 2nd & Washington that would be a great location!
Parking structures are expensive to build. There’s no doubt, however, that the businesses and property owners of downtown Hillsboro would benefit from one.
Very similar to a cluster in Old Town Beaverton, but it will be nice not to have to schlep to Old Town Beaverton for any of it. Meanwhile, great adaptive reuse of a fantastic midcentury modern space. Those old U.S. Bank buildings are gems.
Agreed. Another US Bank branch that was closed is on the corner of Pacific and Main in downtown Forest Grove. That structure was built in the first decade of the 20th century and received a major Mid-Century Modern makeover in the 1950s. Because it’s an interesting historic building, I hope, like downtown Hillsboro’s former US Bank, it gets preserved and adaptively reused.
